Financing & Leasing an Engineered Fabric Building in Ontario

HOW BUYERS PAY FOR IT

Three ways Ontario owners fund a building.

Capital purchase. The straightforward route: the building is bought outright and carried as depreciable capital property. Buyers with reserve funds or an open capital budget — municipalities in particular — usually take this path because it avoids interest entirely and the asset has a 50-plus year frame life.

Equipment or term financing. Most private buyers finance. Farm Credit Canada, BDC and the commercial and agricultural divisions of the major banks all lend against engineered structures on permanent foundations. Terms of five to ten years with 10-20% down are common for buildings in this class. Because the structure is engineered and stamped, it underwrites as a fixed asset rather than a temporary shelter.

Capital or operating lease. Leasing suits operations that want the covered space now and prefer to keep the commitment off the balance sheet, or that expect to expand the footprint within a few years. The building's modular bay structure means a leased building can be extended in length later without replacing the original frames.

Whichever route you take, the deciding number is rarely the purchase price — it is the comparison between financing cost and what outdoor storage is already costing you in depreciation, corrosion and weather downtime.
