PVC and PE membranes are designed for 20-25 years of Ontario service, but UV exposure, repeated snow loading, abrasion and accumulated minor tears compound over time. When the membrane is no longer economical to patch, a full recover is the right move.
A recover is dramatically cheaper than building new. Your existing engineered steel frame, foundation, anchors and most accessory hardware stay in place — only the membrane and worn-out fittings are replaced. Re-membrane projects start with a frame inspection by a Building Depot engineer. The frame is examined for corrosion, distortion, anchor and bracket integrity, and any hardware requiring replacement. The engineer issues a frame certification documenting the building's suitability for re-membrane and the expected remaining service life of the certified frame.
Where the frame inspection identifies major issues — significant corrosion, distortion or anchor failure — Building Depot prepares a frame remediation quote alongside the re-membrane quote. In rare cases the inspection recommends full replacement rather than re-membrane; that recommendation is presented honestly even where it costs us the re-membrane work.
Once the frame is certified, the new OEM MegaDome membrane is ordered to the building's measured geometry. Lead time on new membrane is typically 8–12 weeks from order to delivery in Ontario.

Engineering accounts for site-specific snow loads (1.6–3.5 kPa across the province), hourly wind pressures per the Ontario Building Code, unbalanced snow drift conditions and any seismic factors. Drawings include the full structural design, foundation reactions, anchor bolt schedules and ventilation specifications, and are submitted directly into the municipal permit package.

On site, the old membrane is decommissioned and removed, the frame and hardware are inspected and replaced where required, and the new membrane is tensioned over the existing frame using the original ratchet system. Most re-membrane projects run 2–4 weeks on site, scheduled into a low-impact window for the operator.
At completion the building receives a fresh 15-year membrane warranty and an engineered re-membrane certificate. The frame retains its original 25-year warranty extended for the certified remaining service life. Operationally the building is identical to a new MegaDome build at roughly 60–70% of the new-build cost.
