CITY OF TORONTO · GTA CORE

Engineered fabric buildings for Toronto owners.

Toronto's industrial base is dense, mature and tightly regulated. Every fabric building installed inside the city has to meet the Ontario Building Code, the City of Toronto Zoning By-law and — for many sites — Toronto and Region Conservation Authority requirements. Building Depot has been delivering MegaDome fabric structures into the city for over a decade and we handle the permit submission, engineering and inspections on your behalf so you can focus on operating, not on paperwork.

The economics of fabric buildings make particular sense in Toronto. Industrial land is expensive, so owners want the most usable square footage per dollar — and clear-span fabric structures deliver more open interior space than any column-based steel building of comparable cost. Translucent membrane means natural daylight reduces lighting bills, and the engineered ridge-vent system handles humidity without mechanical exhaust. For Toronto warehouse operators, salt suppliers, recycling yards and fleet depots, fabric is the fastest, cheapest way to convert raw acreage into productive enclosed space.

Engineering is calibrated to Toronto's design loads. The City of Toronto ground snow load under the OBC is 1.6 kPa, and we apply the standard 0.4 kPa rain-on-snow surcharge as well as any importance-category uplift for occupancy. Wind loads are calculated for the lakefront exposure when applicable, with hourly mean wind pressures bumped where building category requires. Every drawing is stamped by an Ontario professional engineer before submission.

Speed matters in Toronto. We pour the foundation in-house — piers, concrete pads, precast L-blocks or helical anchors depending on your soils — and our own crews erect the frame and tension the membrane. Most 40'–80' span buildings are weather-tight 2–4 weeks after the foundation cures. Larger spans up to 300' wide are sequenced similarly, with no subcontractor handoffs to drag schedule.

Common Toronto applications include warehousing and distribution buildings around 401/427/400 corridors, salt and aggregate storage for municipal and private yards, recycling and waste-transfer covers, hangars at Toronto Pearson satellite operators and Buttonville-area private operators, sports and recreation domes, and clear-span manufacturing additions to existing facilities. We have a Megadome series for each — HP and XP for general purpose, XXP for heavy snow zones, DB for permanent occupancy and AR for high-abrasion bulk storage.

Building Depot is Ontario's authorized MegaDome dealer. That means factory-engineered fabric, hot-dip galvanized steel frames, bronze-silicone welding (no MIG burn-through of the galvanized coating), and a 15-year prorated membrane warranty backed by the manufacturer. The structural frame is rated for 50+ years of service life and carries a 10-year structural warranty (15 years on hot-dip galvanized).

Send us your Toronto site — address or coordinates, intended use, and rough dimensions — and we'll come back within 24 business hours with a fixed budgetary quote, preliminary engineering and a realistic project schedule. Travel and mobilization to anywhere inside the City of Toronto is included in the quote.
