How Long Do Fabric Buildings Last? (Ontario Lifespan & Warranty Guide)

Ontario operators want a straight answer: if I buy a fabric building today, how long will it actually stand? The honest answer separates the frame (which is engineered for 50+ years) from the membrane (which is engineered for 20-25 and warrantied for 15). Here's what the numbers look like in the field.

The Steel Frame: 50+ Years

MegaDome frames are hot-dip galvanized structural steel, welded with bronze-silicon technology that preserves the zinc coating at the weld line. In Ontario's climate, hot-dip galvanized steel is engineered for a 50-year service life with zero maintenance — and typically outperforms that in low-corrosion environments (storage, workshops, aviation). In salt-storage or waste-transfer applications where the interior is chemically aggressive, we still see the frames run 40+ years with basic annual inspection.

The PVC Membrane: 20-25 Years

The architectural-grade PVC membrane is warrantied for 15 years prorated and engineered for 20-25 years of service life. Real field data across Ontario matches that closely — the earliest failures we see are 17-19 years and are almost always UV-degradation at south-facing joints, not delamination or tearing.

Membrane Re-skin Economics

At the 18-20 year mark, a re-skin costs 20-30% of the original turnkey building price. The steel frame, foundation, doors and hardware stay in place — only the membrane is replaced. Building Depot re-skins any MegaDome installed in Ontario, and can re-skin most competing coverall structures with a MegaDome membrane if the frame is still sound.

What Shortens Lifespan

  • Chronic under-tensioning of the membrane (flapping in wind)
  • Snow loads exceeding the design spec (unshovelled multi-storm accumulations)
  • Chemical contact from de-icing salts or manure ammonia at the eaves
  • Un-galvanized field-added hardware creating rust bleed onto the membrane
  • Landscaping or equipment that abrades the wall skin

What Extends Lifespan

  • Annual visual inspection (5 minutes of walking the eaves)
  • Prompt re-tensioning after major wind events
  • Ridge-vent cleaning every 3-5 years
  • Keeping ammonia readings inside dairy or livestock spec
  • Specifying an anti-microbial membrane grade for high-humidity uses
